Kitsap This Week: Inventory Jumps but Buyers Move Even Faster

Another week of Kitsap County real estate activity is in, and one thing is becoming very clear: buyer demand is still extremely strong.

Even with more listings hitting the market, buyers are continuing to move quickly when the right home shows up.

35 homes cleared inspection or other contingencies
59 homes went pending or through inspections in 10 days or less

And once again, quite a few homes appear to have gone straight to pending, which could mean waived inspections, pre-inspections, or simply very strong offers.

Closings continue to stay steady overall.

The speed of the market continues increasing — well-priced homes are still selling quickly.

Some deals fell out of contract this week, typically due to inspections or financing.

Inventory jumped

With 88 new listings, this is the biggest influx of new homes we've seen in several weeks.

Buyer activity is even stronger

Despite that inventory jump, 94 homes went pending — meaning demand is still outpacing supply.

Homes are moving quickly

59 homes went pending or cleared contingencies in 10 days or less, showing that the best listings are still getting immediate attention.

Pricing sensitivity remains

42 price reductions shows that some sellers are still adjusting to meet market conditions, while a smaller number of price increases suggest certain homes are still commanding strong demand.

Over the past several weeks we’ve seen:

• steadily rising inventory
• strong buyer demand
• fast-moving listings
• consistent pricing adjustments

This is not the frenzy of 2021, but it is still a very active and competitive Kitsap County housing market across Bremerton, Silverdale, Poulsbo, Port Orchard, and surrounding communities.

Buyers have more choices than earlier this season, but hesitation on the right home can still cost you.
