The Kitsap County real estate market stayed very active this week, and one of the biggest stories in the data is how quickly homes are moving when they’re priced right.

And once again, several homes appear to have gone straight to pending, which could suggest pre-inspections, waived inspections, or simply very strong offers.

Inventory has been steadily rising, with a slight dip this week but still far higher than the first week we tracked.

This is the highest pending activity we’ve seen yet.

Homes Sold

53 → 45 → 70 → 62 → 51 this week

Closings fluctuate week to week depending on prior contracts, but remain very steady overall.

Homes Off Market in 10 Days or Less

35 → 31 → 48 → 50 → 57 this week

This is the fastest week yet for sales speed, which tells us buyers are moving quickly on the right homes.

Back on Market

13 → 9 → 5 → 14 → 19 this week

A noticeable bump this week, often tied to inspection negotiations or financing changes.

What This Week’s Numbers Tell Us

Buyers are still extremely active

Even with rising inventory, 79 homes went pending, which is the strongest buyer activity we’ve seen in this stretch.

The right homes are moving VERY quickly

57 homes going under contract or clearing contingencies in 10 days or less shows that desirable listings are still getting immediate attention.

Pricing strategy still matters

47 price reductions indicates some sellers are still adjusting to current market conditions, while 12 price increases show confidence in certain price ranges or neighborhoods.
